The video above gives a basic tour of how to create rules, and organize them. Here are some best practices to have the most success when creating rules.
*Very important: Make sure your Auto-Import settings on the auto-import settings page are set to “buyer rotation” or “seller rotation” if they are pointing to an agent or “myself” this will override rules based on source.

- Source 1st: If you want a lead source going to a particular group make that your first rule.
- My Listing My Lead: You can add multiple addresses to one agent in 1 rule. (100 listings doesn’t require 100 rules) We’ll be looking to automate more of this later.
- Squeeze Based Locations: When you add a location for a rule such as “Mt. Pleasant over 650K” we look at what property a lead was squeezed on to route them through a rule. Highly recommend you always qualify and verify that’s what the lead is really looking for.
- Default Rule: Your default rule is your standard lead rotation settings. If a lead doesn’t trigger a custom rule it goes to the default routing.
- Assigning Lenders: There is not a default Lender selection, but you can assign a lender to an agent and have all leads routed to that agent. This is helpful if a lender is supporting a particular advertising source like “Facebook” and you would like those leads to be assigned to this lender.
If at any point you wish to edit, pause, or delete a rule simply use the icons in the top right of the rule.
Auto-Import & Zillow Connect Settings!
It’s very important to have your auto-import or connect settings to send leads to the “buyer rotation” or “seller rotation” if you leave it for example as “myself” a rule will NOT override this.
